I purchased a condominium in Orlando, Florida through Brennan Property Investments in December 2011. The process was very simple and quick. Of all my property purchases, this one was, in fact, the easiest and most stress free, particularly considering that I had never had any financial or investment interest in the USA prior. Deborah and her team organised everything for me including setting up a US bank account and organising a Tax File Number. She also supplied a very thorough home inspection report, undertaken by an independent survey company, with photos, which eased any fears I had of purchasing a property I had not seen and in a foreign country. Settlement/Exchange of Contracts occurred exactly 3 weeks after I reserved the property – I requested this to fit in with my holiday schedule and Deborah ensured that it went through on time and with ease.
I received my first rental payment on 30th December, two weeks after I became owner of the property, and I have received a further two payments since then. Deborah always emails me a rental income statement, which clearly displays the breakdown of income, expenses and profit. The rent is always in my US bank account on the 30th of each month and there has not been a discrepancy to date.
I have been so happy with this property purchase that I will most certainly be purchasing more US property and employing Deborah’s property services in the near future. In fact, I would happily swap one of my other, more troublesome UK properties for another condo in Florida if it was possible.

My business partner and I first spoke to Deborah Brennan in early 2010. We were intending to invest a large sum of money into real estate, but had never done so before. We discussed several options with Deborah but ultimately decided to invest inOrlando. Prices had plunged in this area, and as we were primarily interested in obtaining a high rental yield, the condos available looked very interesting.
Brennan Property Investments LLC, from now referred to as BPI, provided us with a number of contacts including an attorney and an accountant. With Deborah’s help we set up a limited liability company inFlorida. The accountant also provided us with advice in relation to tax maters, and subsequently provides us with quarterly reviews in relation to tax expectations.
When the investment vehicle was fully set up we began purchasing units. At first we purchased a number of units from partners of BPI. These were 7 to 10% net and already tenanted. After we had received the first few months rent we felt confident to start placing bids on higher yielding condos from the MLS, and began to purchase directly from the banks. At first I was signing the contracts for the bids but it soon transpired that this was not practical as there were a huge amount of very lengthy documents to sign and scan back. Fitting this around my full time job was not easy. BPI therefore arranged for theirUSApartner to sign the docs, using a Power of Attorney. This had two clear advantages; firstly, we were able to place offers within an hour of the release of the property thus getting there quicker than some of our competitors, and secondly, it saved us having to print them all out and scan them back.
BPI also arranged for us to send large lump sums to an escrow account in theUSA, this way all the deposits for the condos could be paid by Deborah’s Team, saving us further time and money in bank transfers. The banking service developed by BPI pays for all closings, deposits and other fees; all we have to do is send money when requested.
We have now purchased 28 units. This has taken almost 1 year, because only 8% of bids that submitted get accepted and of those accepted we have cancelled almost a quarter of them due to the refurbishment costs making the net yield less desirable. Most of the units required refurbishment which was arranged by Deborah and her team. All the units are managed by Brennan Realty Group LLC and I am sent monthly statements and updates on the progress of the units, the management company pay all expenses, such as HOA, property tax on our behalf, they also provide a premium service which organises the service of air-conditioning units and maintenance checks. Twenty three of the units are now tenanted, the others are either being refurbished or waiting for refurbishment. Most of the condos rented really quickly.
Deborah has also taken care of the submission to the accountant of all the documents necessary for tax returns. I understand that BPI has the software and facilities to do book keeping. I am also sent a spreadsheet every week detailing the history of each unit, including refurbishment costs, tenant history, taxes and HOA fees.
I can recommend Deborah’s services to anyone who wants to purchase a portfolio of condos in Orlandobut does not have the time to go there and choose them personally. The team at BPI are very professional, and I am now very pleased with my portfolio that has a stable and solid net yield of 12%.
